This chapter examines how Artificial Intelligence (AI) and the Internet of Things (IoT) are transforming housing governance and the pursuit of equity in sustainable urban development. It conceptualizes smart, sustainable, and affordable housing as interdependent paradigms that, when integrated, form the foundation of equitable smart housing, an approach that aligns technological innovation with affordability, social justice, and environmental responsibility. Through a synthesis of recent literature, the chapter demonstrates how AI-driven predictive analytics enhance housing policy design, while IoT-enabled management systems improve energy efficiency, transparency, and resident well-being. However, it also highlights the ethical and institutional challenges associated with these technologies, including privacy risks, algorithmic bias, data inequality, and governance fragmentation. The analysis argues that technological progress alone cannot achieve housing justice; rather, inclusive governance, ethical design, and participatory oversight are essential to ensure accountability and fairness. Municipalities and policymakers must therefore embed transparency, digital literacy, and citizen participation into housing innovation frameworks. Ultimately, the chapter concludes that the integration of AI and IoT in housing is not merely a technical transformation but a moral and institutional one, representing an opportunity to reimagine housing as a domain where efficiency, affordability, sustainability, and justice converge to advance the human right to adequate shelter in the digital age.
